Estimate only; not a commitment to lend. This tool is for general informational and educational purposes. It is not a loan estimate, pre-approval, pre-qualification, commitment to lend, or offer to enter into an interest-rate lock. All numbers are estimates that depend on credit approval, verified income/assets, property details, program guidelines, and final loan terms, and may change.
Interest rate vs. APR. The rate you enter is a nominal interest rate used to estimate principal & interest — it is not an Annual Percentage Rate (APR). APR reflects certain financing costs and is typically higher than the note rate. Ask your lender for a Loan Estimate showing the APR.
Taxes & insurance are estimated. Property taxes are estimated by applying each community's tax rate to the home price; actual taxes are set by the county assessor. Homeowners insurance is estimated at roughly 0.85% of the home price per year; your actual premium will vary, so use a real quote. HOA dues are the community's annual amount ÷ 12. Closing costs are not included.
Mortgage insurance by program. Conventional PMI applies under 20% down and ends at 20% equity. FHA includes a 1.75% upfront MIP financed into the loan plus monthly MIP (life-of-loan under 10% down). VA includes a one-time funding fee financed into the loan and no monthly MI; many disabled veterans are exempt. Program rates current as of June 2026.
Your right to choose your lender (RESPA). You are not required to use Colten Mortgage as a condition of purchasing a home from Landmark Fine Homes. You may shop for and select any lender. Any business relationship between the builder and the lender does not obligate you to use the lender.
