Overview

This monthly payment calculator is designed to respect your privacy. Payment math runs in your web browser. To improve the tool and understand demand, we collect anonymized usage information (described below) that is not connected to your name or contact details unless you choose to submit the contact form.

Information we do not collect

The Tool does not require an account and does not ask for your name, contact details, Social Security number, or financial-account information to produce an estimate. We do not sell personal information.

Information stored on your device

The tool stores a random session identifier in your browser's session storage for the duration of your visit; it contains no personal information and is discarded when the browsing session ends. Your calculator inputs are not saved on your device.

Shareable links

The "Copy shareable link" feature encodes your scenario inputs (such as home price, down payment, rate, term, community, and loan type) into the link's web address (URL) so the scenario can be reproduced. These links contain loan-scenario values, not personal identity information. Avoid adding personal or sensitive details, and share links only with people you trust.

Cookies and analytics

The Tool does not set advertising cookies and does not track you across websites. To understand how the Tool is used, we use Vercel Web Analytics, a privacy-focused, cookieless measurement service provided by our hosting platform. It collects anonymized, aggregated usage information — such as page views, referrers, device type, and interactions like clicking "Apply Now" — using a daily-rotating anonymous identifier. In addition, we operate our own first-party usage measurement: calculator interactions (for example, price ranges explored, loan programs compared, and how you arrived at the site) are recorded against a random session identifier and stored in a secure database owned by Colten Mortgage. This usage data does not include your name or contact information and is analyzed in aggregate. No advertising cookies and no cross-site tracking are used.

Information you choose to submit

If you submit the contact form, the details you provide (name, email, phone, community of interest, and message) along with the payment scenario you were viewing are sent to Colten Mortgage and stored securely so a team member can follow up about financing. Optional details you choose to provide (such as buying timeline, buyer type, or income and credit ranges) are stored the same way and used only to tailor financing follow-up. This information is used for that purpose, is not sold, and is shared with the builder only in aggregate, non-identifying form. To request deletion of information you submitted, contact info@ColtenMortgage.com.

Third-party content

Company logos may be loaded from third-party hosting services (for example, the lenders' and builder's own website hosts). When your browser requests those images, the hosting provider may receive standard request information such as your IP address, as is typical for any image loaded from the web. Hosting on the operator's own domain can avoid this.

Children's privacy

The Tool is intended for adults evaluating home financing and is not directed to children under 13.

Changes

We may update this notice from time to time. Material changes will be reflected by the "Last updated" date above.
